How quickly can you complete?
We can issue terms the same day and complete within days, subject to valuation and legal readiness. Speed is our priority — we move as fast as the deal allows.
Do I need an exit strategy?
Yes. A clear, credible exit — such as refinance or sale — is required. We assess viability upfront to ensure the loan is structured correctly from day one.
What types of properties do you lend on?
We fund residential, semi-commercial, HMOs, MUFBs, and mixed-use assets. If the property holds strong security value and the deal makes sense, we’ll take a look.
Do you lend to limited companies?
Yes. Most borrowers use SPVs or trading companies. We also consider individuals, partnerships, and LLPs, depending on the structure and purpose of the deal.
Can I get 100% of the purchase price?
In certain cases — such as BMV purchases or when additional security is offered — we may fund the full purchase price. Deals are assessed individually.
Do you fund refurbishments?
Yes. We support light to heavy refurb projects with staged drawdowns, subject to a clear schedule of works and appropriate monitoring.
Can you refinance an existing bridging loan?
Yes. If your current facility is due to expire or your exit has been delayed, we can step in quickly to refinance and restructure.
